A lot of people make resolutions going into the new year. If one of your resolutions for 2013 was to buy a home, we’ve put together a list of things to think about and hopefully help you realize that goal!
1. The first thing you should do is check your finances. You need to talk to a lender and figure out what you can afford before you begin looking. Your bank is a good place to start. See if they offer mortgage options. If not, Silvergate Realty is happy to share with you some local lenders we like to work with! Once you meet with a lender and get pre-approval, then it’s on to the fun part… the search begins!
2. Decide what you want. You may not know, and that’s ok. It is a process. But try to come up with a general list of your “must-haves”. How many bedrooms/bathrooms, how much land, areas of the city/county you might be interested in, schools, etc. Your Realtor can help you narrow down the options once we know a little more about what you want.
3. Contact your Realtor. Why do you need a Realtor to represent you when you buy a home? It may seem like with all of the opportunities to search for a home on the internet these days, that it would be easy to purchase a home on your own. But you may not realize that buying a home is very complex. No two homes are alike. There are contracts and inspections and financing and contingencies and clauses and fixtures and tax costs and… you get the point. Silvergate’s Realtors are trained professionals and will help you every step toward finding THE perfect home for you.
4. Obtain your financing. Once we have targeted a house that is perfect for you, we can make an offer. The seller can either accept your offer or make a counteroffer, which you can accept or counter again. Once the terms and contingencies are agreed upon, you enter into a ratified contract. At this point, you will secure your financing with your lender. Silvergate Realty will help you along the way and make sure the Lender’s requests are being satisfied.
